Measure vs EagleView: what each one measures

These two products get compared because both measure a property without anybody driving to it. They are less alike than that suggests. One measures the building. One measures the ground the building sits on.

Everything below about EagleView comes from EagleView's own published pages, cited where it appears. Where their material does not say something, this page says we do not know — because a capability a company has not published is not a capability a company lacks, and writing otherwise would be inventing a fact about somebody else's business.

What EagleView publishes about its own product

EagleView's residential property report page describes delivering "property data and measurements" for residential construction jobs, "Delivered Remotely" from "aerial imagery" and "3D models", and references "Orthogonal Imagery (top-down)" and "Oblique Imagery (side-angled)". The measurement types listed on that page are roof area and pitch, wall measurements for siding, masonry and fascia, window and door measurements, ridge, hip, rake and eave measurements, facet counts and valley measurements.

Their aerial imagery page describes capture at a "1-3" ground sample distance", oblique imagery "captured at a 45-degree angle, with views from all cardinal directions" using "proprietary superoblique technology", and "high-resolution orthogonal aerial imagery". It states it holds "a database of more than 3 billion property images", and describes extracting "precise property data attributes from our imagery" covering "features, characteristics, measurements, condition, vegetation".

An EagleView article for insurance, published 20 June 2023, states that "Eagleview measurements deliver incredibly accurate measurements, up to 1/10th of a foot".

What we deliberately do not claim

We did not find ground slope, contributing drainage area or ground-surface measurement described on the property report pages above. That is a statement about what those pages describe, and nothing more. We have no knowledge of EagleView's full capability set and we are not going to assert one.

What Measure measures

The ground — the terrain with the buildings and the vegetation stripped out — at the walls of one identified structure.

  • Ground slope per wall, along each wall's own outward normal, measured from 0.75 m to 3.25 m out from the wall. Nothing is reported nearer than 0.5 m, because inside a footprint the ground surface is an interpolation across a building that was removed, not a measurement.
  • Contributing area per wall — the land upstream that drains to it, sampled at nine points and published as a range.
  • Modeled flow paths, with buildings respected so flow goes around a house rather than through it.
  • Standing water — the depth a hollow fills to before it spills, within 20 m of the footprint, outside every building, 3 cm floor.

Those two accuracy figures are not comparable and should not be compared. One is a dimensional precision. Ours answers a different question entirely: did we measure the correct structure at all.

The positioning claim, which is about us

We are not going to argue that anyone else's product is bad. Here is the argument we will make, and it is entirely about our own behavior.

We answer the question the category leaves to whoever typed the address

Ask a roof measurement company how often they measure the wrong building and the question does not really apply to them — somebody typed the address and somebody looked at the picture. We answer from an address alone, so identifying the building is our problem and we treat it as one. Identity is established from the evidence available before anything is measured, and the grade of evidence that answered ships with the result.

Where the only thing available is the nearest outline, that locates a building rather than identifying one. It is labeled that way in the payload and it is never sold as a report. Nothing is quietly upgraded because the alternative was returning nothing.

We refuse, and refusals are not billed

An address that cannot be found is refused outright rather than resolved to something nearby. Separately, the ground surface is tested before anything is computed: the median step between adjacent elevations has to clear 0.004 m, or the data is too coarse to support the measurement and the address is declined rather than drawn on.

An answer we are not sure of is not a product. We would rather lose the sale than sell the neighbor's house.

We print the uncertainty rather than the headline

A mapped outline is a trace and can sit a meter from the wall it claims to be. Shifting a real Pittsburgh footprint north in 0.2 m steps moved one wall from +5.4% to −23.5%, crossing zero inside 1.4 m. So the footprint is displaced one meter in each of sixteen directions and every wall re-measured — seventeen positions — and a direction is printed only when all sixteen agree on the sign. The rest come back undecided with their lean and the count of how many of the sixteen agreed, so a near miss reads as a near miss rather than as a finding.

What this is not

This is not a finding that any property has a drainage problem, a wet basement, or any defect. It is a measurement of ground slope at the walls. Whether water has ever reached a structure was not measured and is not claimed.

Which to buy

  • You need a quantity of roofing, siding or openings. That is an imagery-derived building measurement, and it is not what we sell.
  • You need to know what the ground does at the walls. That is a ground-surface measurement, and it is what we sell.
  • You need both. Reasonable. They are different instruments pointed at different surfaces.

Common questions

Are Measure and EagleView competitors?

Less than people assume. EagleView's published product pages describe measurements of the building itself. Measure measures the ground around a building — which way it falls, what drains toward it, where water goes. Those are different quantities, and a firm can reasonably want both.

Does EagleView measure ground slope or drainage?

We do not know, and we will not say either way. Their published property report pages describe roof, wall, window, door and facet measurements, and we found no description of ground slope, contributing area or ground-surface measurement on them. What a company does not publish is not the same as what a company cannot do.

Why compare a roof product with a ground product at all?

Because buyers searching for remote property measurement land on both, and the useful distinction is which surface is being measured.

What does Measure publish about identifying the right building?

The behavior, on every call. We identify the building from the evidence available, the result says which evidence answered, and where the evidence is not there we refuse the address rather than measure the nearest roof. Whether the correct structure was measured is a different question from dimensional precision, and it is the one that decides whether the dimension means anything.
