    Bring two parcels. We run both while you watch.

    • Coverage in your counties. What we hold, and how old it is.
    • Your parcel, measured live. Bare-earth surface, modeled flow, where water collects.
    • Buildable ground. Drop a footprint, see what the terrain does around it.
    • Where the model stops. Per site.

    Not an engineering deliverable. No stamp, no stormwater design, no floodplain determination, and no substitute for geotech or a boundary survey. It is for deciding which sites are worth paying an engineer to look at.

    What the model measures, and where it stops

    The bare ground measured in 3D, rain routed over it. Georeferencing checked against ten metros; worst offset ±0.11 m.

    Where it stops: water over the ground, not under it — soil, pipes and culverts are absent — and it is as old as the last measurement of your county. Sites we cannot measure come back as a refusal naming the reason.
